As a real estate agent, how do I register?

As a real estate broker, how can my company cooperate with Gez Group?
Go to login/registration on the home page and complete the registration of your real estate brokerage company. At registration you are able to provide your associates participation to the cooperating platform. Your associates will receive access via email. Should you for any reason need to contact us we can be reached at either 212 355 5558 or via email: info@gezgroup.com.

What are the costs to the real estate professional to register and participate on the cooperating platform?
There is no cost to register and participation is free.

Having registered with Gez Group as a cooperating real estate agent how do I list a property for auction?
Provide your seller with a Gez Group Addendum to the Exclusive Right of Sale Listing Agreement and complete registration of the “subject property” online.

Having registered with Gez Group as a cooperating real estate agent how do I register my buyer(s)?
Complete the Buyer’s Registration Form for Cooperating users and register your buyer online.

As a homeowner and/or seller how do I list my home/property for sale with Gez Group?
Gez Group accept listings directly from sellers. Please provide us with your contact information

What do I need to bring to a Gez Group auction to enable me to bid?
All buyers who intend bidding at our real estate auctions need a valid form of picture identification e.g.: a drivers license and certified funds in the form of a cashiers check in the amount of the pre-determined deposit. The amount of the deposit is specified in the terms and conditions of that particular auction. For additional information see: How to Bid?

Does Gez Group accept offers prior to the auction sale?
Gez Group does NOT accept offers prior to the auction. Once the auction process has begun costs are incurred. In order to receive true market value Gez Group undertakes to establish a real market demand, therefore we recommend that any interested parties attend the auction sale and bid.

Does Gez Group accept sealed bids?
Yes, our real estate auctions accept sealed bids provided all terms and conditions are met, they include and are not limited to, bidder completing all necessary registration requirements.

How can I bid should I be unable to attend the live auction event?
Telephone and sealed bidding are available for all our auction events. Bidding instructions and forms are available online for every property, should you require any further assistance please contact our offices at either 212 355 5558 or via email: info@gezgroup.com.

Can I bid on behalf of another person or entity?
It is possible to bid on behalf of another person or entity. However, the person who bids on behalf of any of these entities will be required to be in a position to sign personally on the auction day. Should the person/entity be unable, for whatever reason, to take transfer of the property, then the person who bid at the auction will be deemed the purchaser and will become responsible for all the terms of the contract of sale.

Can I preview and/or inspect a particular property prior to auction?
YES you can. Generally 2 days of open houses are held prior to the auction for viewing. Details of dates and times for viewing including making arrangements for property inspections can be found by searching auction events.

Is a home warranty plan available on a Gez Group real estate sale?
Yes, a home warranty plan can be arranged through our affiliate company’s, search property details in auction events.

Are Gez Group sales contingent on inspection?
All sales are on an “as-is/where-is” basis. Gez Group does not warrant the condition of the property. We encourage buyers to conduct their own inspection and/or due diligence prior to the auction sale.

Can I get a mortgage for real estate purchased at auction?
Yes, however, auctions are non-contingent transactions and as such your offer at an auction sale is NOT subject to your obtaining a mortgage. Should you wish to obtain a mortgage approval and/or commitment, Gez Group through the services of its preferred mortgage lender will be able to assist you.

What is the difference between an absolute and reserve auction?
An absolute auction is an auction without a reserve or minimum price. A property is sold to the highest bidder irrespective of the price. A property in a reserve auction is only sold once the predetermined reserve or minimum price has been met.

Are Gez Group auctions subject to reserve and/or confirmation?
Certain of our real estate auctions are subject to a reserve price being met and/or seller’s confirmation within 24 hours of the auction sale. Should the sale for any reason not be confirmed you will be refunded your full escrow deposit. Always refer to the terms and conditions of the particular auction.

Can Gez Group’s terms and conditions be changed?
Gez Group’s terms and conditions are not negotiable and may not be altered in any way. We advise all interested parties to review the terms and conditions in the bid package and to note as per the terms and conditions that any changes announced by the auctioneer/broker from the podium prior to the auction will take precedence over any printed material.

What is a buyer’s transaction fee/buyer’s premium?
It is a premium paid by the buyer as a service charge added to the bid price. The buyer’s premium depending on the terms and conditions of sale ranges from zero (NO buyer’s premium) to a maximum of 10%.

What happens to my deposit money?
If you are declared the successful/high bidder and back up bidder your deposit will be placed in an escrow account and will count as a credit towards the purchase price of the property.

What happens if I default on the sale or fail to come up with the balance of the deposit?
Under such circumstances you would have failed to fulfill your obligations In terms of the contract of sale. The full deposit based on the terms and conditions of the particular auction will be forfeited as liquidated damages as outlined in the contract of sale.

How long do I have to close on the property?
Please see the specific terms of conditions of each auction to determine the length of time to close. Gez Group typically stipulates a 30 day closing from date of the auction.

Who is responsible for the closing costs?
Generally closing costs are based on the property’s location, typically closing costs will be shared between the buyer and seller as per county regulation. For further information and exact details see terms and conditions of each auction.
